More than 50 million Americans, 18% of our population, have disabilities, and each is a potential customer. By the year 2030, there will be approximately 71.5 million baby boomers over the age of 65. They will be demanding products, services, and environments that meet their age related physical needs. Your Commercial real estate customers need to be made aware of the requirements contained in the Americans with Disabilities Act (ADA). This will enable your customer to use due diligence when choosing a business location. According to the ADA, any business that provides goods or services to the public is considered “public accommodations” and falls under the rules and regulations of the ADA. The main objective of the ADA is to eliminate discrimination against people with disabilities and to fully integrate them into American economic life.

After taking this class students will be able to:
•Understand the scope of coverage for the Americans with Disabilities Act (ADA) and the different types, with emphasis on Title III public accommodations.
•Gain understanding of the 12 categories of public accommodations and how the physical location of the property and its intended use pertain to the categories.
•Use criteria to decide which type of accessibility survey is relevant for a specific real estate transaction and, if necessary, how to generate an implementation plan to accomplish readily achievable barrier
removal.
•Provide guidance on how alterations and renovations impact the 20% rule.
•Gain practical knowledge of landlord/tenant responsibilities and lease language.
•Provide guidance on business accommodations past the built environment, with emphasis on service animals and other power driven mobility devices.
•Gain practical knowledge of how the financial cost of compliance can be defrayed by using tax incentives provided in the Internal Revenue Service tax code.

**This class is part of the CREA Commercial Summer Series and will be preceded by a networking breakfast beginning at 8:30am. Open to all REALTOR Members.

Cynthia DeLuca
Cynthia became a Florida Realtors® instructor in 2002, has written many courses for multiple states and has spoken at several state and national events, including the National Association of REALTORS®. She is the author of a book titled “The High Heels Landlord” published in 2017 and available on Amazon.

Cynthia has been featured in both Florida Realtor® Magazine and the National Realtor® Magazine. She has received the prestigious Florida Realtor’s Educator of the Year award along with the Orlando Regional Realtor Association’s Educator of the Year award.

Cynthia’s passion is property management and investment properties. In her spare time, she collects rental properties.


Attendance:
Florida Real Estate Commission requires a licensee attend 90% of each of the classroom hours to receive CE credit. Physical attendance is required for the duration of all in person classes and cameras must be on for the duration of all virtual classes.

Class Check In:
RASM is required by the Florida Real Estate Commission to maintain attendance records for each course offering. It is the responsibility of each attendee to sign in upon arrival and sign out upon departure. Should an attendee fail to sign in or sign out, RASM cannot issue CE credit and will not issue a refund.

Late Arrival:
Students who arrive more than 15 minutes after the start of class will not be given CE credit. Please allow adequate commute time. Those who arrive late and/or depart early are also ineligible for any refund.

Registration:
Advance registration for all classes is suggested. Cut-off for scheduled classes will be 2pm on the business day prior to the course offering / event. Due to space limitations, seats will first be provided to those who have pre-registered. Walk-ins only will be admitted into the class should space allow.

Photo / Video Marketing:
By registering for or attending a class, event or meeting offered by the RASM, attendees agree to allow the use of their photo/video/likeness taken of them in a class, event, or meeting in RASM publications, websites, newsletters, social media sites, emails, or other Association related materials.

Webinar Policy:
Students taking a CE class via webinar/zoom are required to be on camera for the duration of the entire session. RASM cannot issue CE credit and will not issue a refund for students not on camera. If you lose your internet connection during a Zoom class, please log back in as quickly as possible. If you are off camera more than 10% of the class time, you will not be eligible for CE credit.

Course Materials:
Students will receive a digital copy of any course materials related to the course being offered the day before class. Students may print or download onto electronic devices to view during class. The association can provide a printed copy of the manual for a $20 printing fee. After sending out the digital copyrighted materials, no classes will be refunded.

Special accommodation:
If you have a disability and require assistance or reasonable accommodation to fully participate in any class / event, please submit your request in writing to education@MyRASM.com. Requests should be made as soon as possible but no later than 10 days prior to the event.

A. Registrations are not transferable, but may be refunded per this policy. All requests must be submitted in writing. education@myrasn.com

B. Registration fees for single classes or seminars of one day or less in length will be refunded in full if the request is received prior to the start time on the business day preceding the class or seminar, excluding weekends and holidays. For example, if a course is scheduled to begin at 9:00 a.m. on a Monday, the request must be received by 9:00 a.m. on the preceding Friday. If scheduled to begin at 1:30 p.m. on a Wednesday, the request must be received by 1:30 p.m. on a Tuesday.

C. Courses that offer a designation or certification, whether single day or multiple days, will be refunded less a $25 administration fee. The written request for refund must be received three business days, excluding weekends and holidays, prior to the course start date. For example, if a course is scheduled to start at 8:30 a.m. on a Monday, the cancellation and request for refund must be received no later than the preceding Wednesday. 

D. If a course is postponed, cancelled, or rescheduled, registrants may choose to receive a full refund or apply the credit toward another course within the same calendar year.
