This class fulfills the Core Law FREC State requirement.

The Florida Legislature passes and amends real estate laws and rules each year. Many of these changes can be daunting and overwhelming.  Commercial Core Law will assist Realtors® by focusing on changes to  state and federal real estate license law, highlighting both laws and rules.  The course will give a brief overview of commercial transactions vs.  residential; discuss commercial real estate agreements; and discuss legal  issues unique to commercial transactions.

After taking this class students will be able to:
•Recognize and distinguish between a commercial transaction and a residential transaction.
•Understand the basic premises of the license law which licenses the brokerage of
commercial real estate.
•Understand the contents of a commercial listing agreement for either a lease or purchase.
•Understand the purpose of a Letter of Intent & Confidentiality Agreements.
•Understand the contents of an industry purchase contract for either
a lease or purchase.
•Understand why there is not an industry commercial lease form.
•Understand and apply compensation contract concerns in daily practice.
•Understand the disclosure requirements in a commercial transaction and to appreciate and apply general concerns in a commercial real estate transaction that do not occur in residential transactions: ADA concerns, commercial tax concerns, long term agreements, assignments, the role of an attorney in a commercial transaction and the varied tools utilized by commercial practitioners, income/ expense reports, rent tolls and sub leases

**This class is part of the CREA Commercial Summer Series and will be preceded by a networking breakfast beginning at 8:30am. Open to all REALTOR Members.

David Collins

David Collins is considered one of the most dynamic and knowledgeable speakers on the subject of real estate in Florida. He has been a real estate broker and real estate school instructor since 1980. In 1997, Florida Governor Lawton Chiles appointed David to the Florida Real Estate Commission Education and Research Foundation for which he served four years and was Chairman in his final year of service. He is a member of the Florida Association of REALTORS Instructor Academy and the Real Estate Educators Association.

David owns and operates Real Estate CareerQuest and Florida Real Estate Trainers, licensed real estate schools. In addition, he is the author of Florida Real Estate Guide, a pre-license text book for sales associates and Florida Real Estate Broker, a pre-license text book for brokers. Both texts have been approved by the Florida Real Estate Commission for licensing requirements. David has practiced real estate since 1978 and brings hands-on experience that others can only imagine. He has worked in residential and commercial-investment sales as well as participated in the development of subdivisions, shopping centers and medical communities.


A. Registrations are not transferable, but may be refunded per this policy. All requests must be submitted in writing.
B. Registration fees for single classes or seminars of one day or less in length will be refunded in full if the request is received prior to the start time on the business day preceding the class or seminar, excluding weekends and holidays. For example, if a course is scheduled to begin at 9:00 a.m. on a Monday, the request must be received by 9:00 a.m. on the preceding Friday. If scheduled to begin at 1:30 p.m. on a Wednesday, the request must be received by 1:30 p.m. on a Tuesday.
C. Courses that offer a designation or certification, whether single day or multiple days, will be refunded less a $25 administration fee. The written request for refund must be received three business days, excluding weekends and holidays, prior to the course start date. For example, if a course is scheduled to start at 8:30 a.m. on a Monday, the cancellation and request for refund must be received no later than the preceding Wednesday. 
D. If a course is postponed, cancelled, or rescheduled, registrants may choose to receive a full refund or apply the credit toward another course within the same calendar year.
